An indicative masterplan of CALA's proposals for the WCN site

Indicative masterplan ( PDF: 4.3Mb) of site CALA's proposals include:

  • A total of 2,000 new dwellings ranging from 1 bedroom units for single occupancy up to 4 and 5 bedroom homes
  • At least 40% of the homes - a total of 800 - will be affordable for those in housing need
  • Provision of extensive public open space including a new country park, playing fields and children's play areas
  • A new nursery and primary school, together with a financial contribution towards local secondary education
  • A health centre
  • A community building together with funding for a community officer
  • A local retail and business centre, including a supermarket designed to serve the needs of the wider community of north Winchester
  • New bus services to serve the development and complement existing provision in the area.

WCN will be designed to be a vibrant, diverse and inclusive community that integrates well with the surrounding neighbourhoods. The layout and design of the development will help to create an identity and sense of place, making it an attractive community where people choose to live.

The WCN site does not require major off-site highway infrastructure, the Environment Agency has confirmed that there is sufficient capacity for water and sewerage, and the site can be integrated relatively easily with existing gas and electric services.
